The 90-Day Warning

Most standard Ejari contracts require you to give the landlord a 90-day written notice if you do not plan to renew the lease. If you miss this deadline and try to leave, the landlord can legally force you to renew or penalize you heavily. Read your contract.

Even if you are leaving at the exact end of your contract, you must formally notify them in writing. An email to the property management company is usually sufficient, but always request a written acknowledgment.

Tackling the Utility Disconnections

This is the most critical part of the move. You must sever all financial ties to the property.

DEWA (Dubai Electricity and Water Authority)

You can request a final bill through the DEWA smart app. You select your move-out date. On that date, they will disconnect the service and take a final meter reading. They will generate your final bill. Pay it immediately.
